Less is More: The Sweet Spot for Listing Photos

Let’s talk about the ideal number of listing photos—because just because your photographer delivers 125, doesn’t mean you should use all 125. The sweet spot? Somewhere between 30 and 50.

I know, I know—your homeowner wants every tiny detail included, from the laundry room shelving to the intricate tile work in the guest bath. But here’s the thing: buyers don’t need (or want) to scroll through a hundred photos to get the full picture. They need a curated experience that draws them in, keeps them engaged, and makes them want to schedule a showing.

First impressions matter. According to a study by the National Association of Realtors, 95% of homebuyers use online searches during their home-buying process, and listing photos are the number one factor that determines whether they’ll even click through. That means a strong feature image is everything. This is your attention-grabber, your “stop scrolling and look at this house” moment. It needs to be an exterior shot—ideally, one that makes the home look its absolute best. No driveway-heavy angles, no weirdly cropped front doors. If there’s a killer sunset shot, that might even be the move.

From there, the order of your images matters. You want to front-load and back-load the strongest exterior shots—hook them in early and leave them with a lasting impression. In between, flow is critical. A study by Zillow found that listings with a logical photo sequence and high-quality images sell 20% faster than those with a disorganized or excessive number of images. Guide buyers through the home logically, as if they were walking through in person. Don’t jump from the kitchen to a random upstairs bathroom and then back to the dining room. And if you’ve got standout features—think pool, dock, rooftop deck, epic marsh view—drop one in the second or third slot as a teaser. Give them a reason to keep clicking.

And while we’re on the subject of engagement—let’s talk captions. Adding text to your photos isn’t just fluff; it keeps buyers on your listing longer. A simple line like “Enjoy year-round sunset views from your private dock” or “Vaulted ceilings and oversized windows flood the living room with natural light” gives context, reinforces selling points, and makes the experience feel more immersive. According to Realtor.com, listings with captions and property details see 80% more engagement than those that just have images alone. The longer a buyer stays on your listing, the more likely they are to take action.

The goal isn’t to show everything—it’s to show just enough to make buyers want more. Keep it tight, keep it intentional, and watch the engagement (and showing requests) go up.
